Building Wealth. Building Communities. Investing in Senior Living.

We connect investors with opportunities in senior living — one of the most resilient and growing real estate sectors. Focusing on Active Living, Assisted Living, and Memory Care, we deliver strong financial returns while providing real value to families and communities.

About Round Table Equity

At Round Table Equity, our mission is simple: help investors achieve lasting financial growth while meeting the increasing demand for quality senior living communities.

We partner with experienced operators and leverage proven strategies to acquire, develop, and manage senior living facilities across the U.S. From acquisition through stabilization, and ultimately resale. Our role as general partners is to identify opportunities, manage risk, and ensure every project is positioned for success.

This is more than real estate investing. It’s about building secure, cash-flowing assets in a sector supported by extremely powerful demographic trends.

Let's talk about your goals and figure out how to get you there.

What is a Syndication?

Senior living syndications allow ordinary investors to participate in large high-quality projects that would normally be out of reach. The typical structure consists of general partners and limited partners.

The General Partner (GP's), or syndicator, is responsible for sourcing, and managing each project. From due diligence and financing to operations and eventual sale. They have full liability over the company and its decisions.

Limited Partners (LP's) provide equity capital and receive the benefits of ownership — including passive income, tax advantages, and a share of profits — without the responsibility of day-to-day management. LP's have no personal liability beyond their investment.

Why Senior Living?

Cash Flow

Senior housing provides stable demand, with residents typically staying longer than in multifamily housing.

Tax Advantages

With passive investing, you get huge tax advantages through accelerated depreciation, all without having to deal with the hassles of being a landlord.

Resilience

Unlike many real estate sectors, senior living tends to perform steadily even during market downturns.

Demographic Tailwinds

With 10,000 baby boomers turning 65 every day, demand for senior living is accelerating.

Frequently Asked Questions

Your Questions Answered

What is a syndication?

A Senior Living syndication is a collaborative investment strategy where a group of investors pools resources to purchase and manage large projects. This allows investors to benefit from passive income and property appreciation without the responsibility of day-to-day management.

Why should I invest in Senior Living projects?

Senior Living projects offer benefits like consistent cash flow, tax advantages, scalability, and diversification. They are also considered a relatively stable investment compared to other asset classes.

How does Senior Living syndication differ from other real estate investments?

Unlike single-family rentals or small-scale real estate investments, Senior Living syndication involves larger properties with multiple income streams (Active Living, Assisted Living and Memory Care) and professional management, which can lead to more stable returns.

How do I get started with Senior Living syndication?

Start by joining our Partner network. We’ll guide you through the education process, understand your goals, and introduce you to available opportunities that align with your interests.

What is the minimum investment amount?

The minimum investment typically ranges between $25,000 and $100,000, depending on the specific deal.

Do I need to be an accredited investor?

Many of our deals require investors to be accredited. This means having a net worth of over $1 million (excluding your primary residence) or earning an annual income of $200,000 ($300,000 for couples) for the last two years. However, some deals are open to non-accredited investors.

What is the typical timeline for an investment?

Most syndication deals have a holding period of 3 to 5 years, though this can vary depending on the property and business plan.
